Short answer
The main downsides are narrow single rooms (a folding or flat pack unit is about 2.4 m wide), heat and condensation in steel buildings, local permit rules, the need for a truck and crane to place heavy units (an expandable unit weighs about 2,500 to 6,000 kg), and freight from overseas. None rules a container home out, but each has to be planned before you order.
Downsides and How We Handle Them
| Downside | How we handle it |
|---|---|
| Narrow rooms in one unit | Join units side by side, or choose an expandable unit that opens to 6300 mm wide |
| Heat and cold | Rockwool or EPS sandwich panel walls; air conditioner positions on the layout |
| Condensation | Insulated panels, ventilation and a drained base |
| Permits | Check local rules first; we send a layout drawing with every quote |
| Lifting and site access | Flat pack units arrive in parts; four workers assemble one in about three hours |
| Freight cost | Container loading plan with every FOB China quote; mixed sizes in one order |

Narrow Rooms and Low Ceilings
Our folding unit is 2450 mm wide and our flat pack unit 2435 mm. That suits an office or dormitory room, but is tight for a living room. We join flat pack units side by side into larger rooms, or use an expandable unit that opens to about 35, 54 or 69 m² inside. Expandable rooms are 2240 mm high inside, so check that height works for you.
Heat, Cold and Condensation
Steel passes heat quickly, and warm moist air on cold steel causes condensation. Our walls are sandwich panels with a rockwool or EPS core; folding units have 50 mm walls. For hot or cold sites, tell us your climate and we confirm the panel on your quote drawing. Plan air conditioning and ventilation.
Permits and Use as a Home
We cannot fix this one from the factory. Many places need approval for a container home, with different rules for site cabins and permanent homes. Check with your local permit office before you order, especially to live in the house full time or rent it out. Our layout drawing, sent with every FOB China quote, gives you the sizes and room layout to show them.
Lifting, Access and Freight
An expandable unit weighs about 2,500 kg (20 ft) to 6,000 kg (40 ft) and arrives as one folded box, so a truck and crane or forklift must reach a level, drained base. Where access is tight, flat pack units arrive as frame and panels.
{'Freight changes with route and season. We quote FOB China with a container loading plan, and standard sizes can be mixed in one order to fill the container. Contractors, cabin dealers and home buyers': 'send the site size and use; we reply within one working day.'}
Frequently Asked Questions
Are container homes safe?
They are built on a steel frame with sandwich panel walls. We do not publish wind or earthquake ratings on this site; tell us your site conditions and we answer them for your project on the quote.
Do container homes get hot?
A bare steel box does. Ours have rockwool or EPS sandwich panel walls, and each expandable layout has an air conditioner position.
Is a converted shipping container better than a purpose-built container house?
A 20GP or 40HQ cargo container must be cut, insulated and fitted out on site. Our units are built as houses in the factory, with walls, doors and windows fitted.
