Short answer
How long a container house lasts is decided by five things: the galvanized steel frame, the sandwich panel walls and their joints, the base it stands on, yearly upkeep, and how often it is moved. Our folding and flat pack units can be taken down and set up again more than ten times. We do not publish a design life in years; we confirm the frame, panel core and finish for your site on the quote drawing.
The Five Things That Decide Lifespan
A container house does not wear out all at once. One part fails first, usually where water gets in or steel is left bare, and the rest follows if nobody fixes it.
- Frame: galvanized steel resists rust until the coating is cut or scratched
- Walls and roof: sandwich panels keep their insulation as long as the joints stay sealed
- Base: a level, drained base keeps water away from the floor and the corner posts
- Upkeep: a yearly check of joints, paint and drains catches small faults early
- Moving: folding and flat pack units are built to move more than ten times, but every move is a chance to damage seals and paint
What Our Units Are Made Of
If your site is coastal, very wet or very hot, tell us and we confirm the panel core and finish on your drawing.
| Part | Expandable | Folding | Flat pack |
|---|---|---|---|
| Frame | Galvanized steel strip | Galvanized steel strip | Steel columns, roof frame and base frame |
| Walls | Rockwool sandwich panel | 50 mm rockwool sandwich panel | EPS or rockwool sandwich panel |
| Roof | Steel skin roofing | Confirmed on the quote drawing | Supplied as a roof frame and panels |
| Floor | Calcium silicate board | Calcium silicate board | Confirmed on the quote drawing |
| Doors and windows | Steel door, UPVC windows | Steel door, UPVC windows | Door and windows supplied |

Steel Frame and Rust
The frame carries the house, so it sets the outer limit on its life. On our expandable and folding units it is galvanized steel strip, which protects the steel only while the coating is whole. Rust starts where the coating is cut on site, scratched during lifting or chipped.
Salt air, standing water and chemical dust speed this up. Clean the spot and touch up the paint early; left for several seasons, it becomes a repair job.
Walls, Roof and Joints
Sandwich panels are two steel skins with an insulating core of rockwool or EPS. The panel itself rarely fails. The joints between panels, around windows and along the roof edge do. Once water gets into a joint it soaks the core, the insulation stops working and the steel skin starts to rust from inside.
On our folding units the walls are 50 mm sandwich panels; on expandable units the extra joints are where the side wings meet the centre box, so those deserve the closest look.
The Base
A container house that sits in water ages fast, whatever it is made of. The base must be level, so doors and folding joints are not twisted, and drained, so the floor and corner posts stay dry. A flat pack unit of 5975 × 2435 mm sits on its corner posts, so those points carry the load and need a firm, dry support.
Base types and ground preparation are covered in our foundation guide.
Moving and Reusing
Reuse is a big part of why contractors and porta cabin dealers buy container units. Each type moves differently, and that changes what wears.
| Unit | How it moves | Reuse we state |
|---|---|---|
| Folding | Folds into one piece; 17 units on a 17.5 m truck; stands in about 3 minutes | More than ten times |
| Flat pack | Unbolted into frame and panels; 4 workers rebuild one unit in about 3 hours | More than ten times |
| Expandable | Ships folded about 2200 mm wide; opens in about 2 hours | Confirmed on your quote |
For expandable units we do not publish a fold-and-move count; ask us and we confirm it for your project.
Flat pack units are bolted, not welded on site, so they come apart without cutting. Re-tighten every bolt after a rebuild and replace any damaged seal before the panels go back up.
A Simple Maintenance Plan
- On delivery: check paint on the frame and touch up any scratches from lifting
- Every year: check roof and panel joints, sealant around windows and doors, and gutters
- After storms: look for water at joints, under the floor and around the base
- After each move: check the galvanized frame, panel joints and, on flat pack units, every bolt
- Every season in wet or coastal sites: clean salt and dirt off the steel and keep drains clear
Lifespan by Product - Short Answers
Porta cabins: a cabin that is moved often wears at its joints and paint first; see how long porta cabins last.
Folding units: each unit can be folded and unfolded more than ten times; see how long folding container houses last.
Expandable homes: they give 35 to 69 m² inside but weigh more and ship fewer per load; see our honest pros and cons.
Common problems: heat, condensation, permits and site access are covered in the downsides of container homes.
Why We Do Not Quote a Year Figure
Any year number for a container house assumes a climate, a base, a level of upkeep and a number of moves. Two identical units can age very differently in a dry inland yard and on a wet coastal site. So instead of a number we cannot stand behind, we state what we can confirm - the frame, panel core and thickness, finish and reuse count - on your quote drawing.
Send us your site location, the use and how often you plan to move the units. We reply within one working day with a layout drawing, a container loading plan and an FOB China quote. You can also book a video factory tour of our production bases in Shandong and Guangdong, or visit in person.
Frequently Asked Questions
Can a container house be a permanent home?
It can be built as one, but whether it may be used as a permanent home is decided by your local building rules, not by the unit. Check with your local permit office first. Expandable units with one to three bedrooms are our usual choice for homes.
Do container houses rust?
Bare steel rusts. Our expandable and folding frames are galvanized steel strip, which resists rust while the coating is whole, so touch up any scratch or cut as soon as you see it.
Does moving a container house shorten its life?
Each move is a chance to damage paint and seals, so check them after every move. Folding and flat pack units are built to be taken down and set up again more than ten times.
